IF Annual Meeting on Thursday, January 26th

The 2012 IF annual meeting will be held at the White Oak Conference Center (the former IF Country Club) at 7603 Antoine on Thursday, January 26th. Sign in will begin at 6:30 pm and the meeting will begin at 7:30 pm.

Four director’s seats will be up for election at this meeting.
Late last week, a notice of this meeting as well as a pre printed ballot was sent to all IF property owners.
(Click on links in the above paragraph to access the notice & ballot)

Due to a recent change in the Texas property code, IFCIA members can now vote by absentee ballot or they can give their proxy vote to the IFCIA secretary or another IF property owner. Please note that if you vote by absentee ballot for directors whose names are preprinted on the ballot and a write in candidate is nominated from the floor at the annual meeting, your absentee ballot will not be counted.

If you want to ensure that your vote is counted, it would be best for you to assign your vote to a proxy holder that will attend the annual meeting and let them know your voting preference. See Option 3 of the Assignment of Proxy/Absentee Ballot per the above link.

Please make plans to attend the annual meeting and see the work that has been and is being done to get the conference center up and running.

Sale of the IF Golf Course Update

The sale of the Inwood Forest golf course by Inwood Forest Partners (IFP) to the City of Houston closed yesterday.

IFP was required to and has removed debris piles from the golf course property. IFP was also required to set aside funds that the city will use to take down and remove the dead trees on the property.

The city, the Near Northwest Management District and IFCIA have had preliminary discussions about the maintenance of the property and clubhouse building, but a plan has not yet been finalized since the city was concentrating its efforts on closing the sale. We will be working on this in the coming weeks.

Please note that since the golf course property now belongs to the City of Houston there should be no problems reporting suspicious activity to HPD’s non emergency number 713-884-3131. If you see any criminal activity, please call 911.

We also ask that those of you that live near the clubhouse or walk or bike ride in that area to report any suspicious activity around the building to HPD immediately and then notify the board by using the "contact" menu on this site or by calling the IF message center at 1-888-781-0144. Some of you may be aware that there was a major fire at the old Clear Lake Country Club clubhouse yesterday afternoon. The more eyes we have on the property, the better.

Golf Course Sale is Progressing

The City of Houston began the process of buying the Inwood Forest golf course property on Thursday, March 24th when they transferred the funds to purchase the property to an escrow account. That began a series of steps that will lead to the closing on the sale of the property.

One of the steps is the execution of a settlement agreement between Inwood Forest Partners (IFP), the current owners of the golf course property, and IFCIA. In general terms, the settlement agreement calls for IFP to file a motion with the appeals court asking them to dismiss IFP’s motion for appeal and remand (send back) IFCIA/IFP’s case to the trial court, Judge Randy Wilson. Judge Wilson will then be asked to sign off an agreement between IFP and IFCIA that will vacate (take back) the jury’s December 2009 verdict which placed a “golf course only” restriction on the property. That restriction will then be immediately replaced with a Declaration of Restrictive Covenants that states:

The Restricted Property (golf course property) may only be used for non-profit recreational purposes, including, without limitation, a golf course or other sports facilities, community center, bicycle trails, pedestrian trails, parks and natural open space, as well as for drainage of adjacent property and storm detention, and for no other purpose.”

IFP and IFCIA have signed this settlement agreement and IFP has filed a motion for dismissal with the appeals court. Our attorney’s have told us that everything appears to be on track for IFP and the city to proceed to closing.

As part of the terms of the sale, the city has required IFP to clean up the debris piles on the golf course and to take down and remove approximately 250 – 300 dead trees. The removal of the debris piles began on Wednesday and crews began to remove dead trees on Thursday.
